Our Short Sale Expertise


Keys Real Estate Services has successfully negotiated and closed multple short sale transactions. Our team has built strong relationships with decision-makers and workout specialists within banks, allowing us to navigate any objections or issues swiftly and efficiently to reach an amicable solution and close your short sale successfully.

The Short Sale Process


Step 1: Initial Consultation

Contact our licensed and qualified short sale real estate team at Keys Real Estate Services. We will set up a FREE consultation over the phone or in person to answer any questions you may have and establish a game plan moving forward.


Step 2: Documentation

We will provide you with all the necessary documentation to get the short sale officially started. Our user-friendly Short Sale Welcome Packet can be filled out on your computer or iPad. You will need to sign a Letter of Authorization, allowing us to negotiate with your lender on your behalf.


Step 3: Property Listing

Keys Real Estate Services will prepare the real estate listing documents and arrange an appointment to meet you at your property for signing and taking photographs. If you are out of state, we can complete all necessary paperwork via email, fax, or phone.


Step 4: Hardship Letter

Identify your Qualified Hardship and detail it in a Hardship Letter to your lender, explaining your situation and requesting their approval for the short sale.


Examples of Qualified Hardships:

  • Unemployment
  • Curtailment of Income
  • Divorce/Marital Difficulties
  • Death in the Family
  • Illness
  • Excessive Obligations
  • Abandonment of Property
  • Employment Transfer/Relocation
  • Community Circumstances
  • Loss of Tenants

You will also need to provide a statement of your current income and all other assets for your mortgage lender to evaluate. This information should show that you lack the income and assets to repay your mortgage loan in full.


Step 5: Broker Price Opinion (BPO)

Keys Real Estate Services will complete a Broker Priced Opinion (BPO) to assess the market value of your property, reinforcing the need for your short sale request.


Step 6: Marketing Your Property

We will vigorously market your property to secure the highest possible offer and educate potential buyers and their agents about the short sale process.


Step 7: Submitting the Short Sale Package

Our team will compile and submit your complete Short Sale Package, including the Purchase Contract, to your lender for review.


Step 8: Bank Review

Your lender will conduct an audit of the file and assign a negotiator or workout specialist to determine the property’s market value and decide on the offer.


Step 9: Negotiation

If the bank accepts the offer, they may require specific terms from the seller. Our experienced team will handle these negotiations to achieve a win-win solution.


Step 10: Closing

We will facilitate the transaction through to closing, ensuring that once the short sale is complete and recorded with the county, you are no longer responsible for the property.
