This guide is just about Sundance Adult Village, the 55+ part. If you're age restricted shopping in Buckeye and want the real details before you tour, you're in the right place.

What Sundance Adult Village actually is
Picture a "loop" of about 1,100 single story homes wrapped around a golf course. That's Sundance Adult Village. It sits in southern Buckeye, just south of I-10 off Watson Road, inside the larger 2,000 acre Sundance master plan, but with its own HOA, its own clubhouse, and its own deed restrictions.
Most homes were built between 2002 and 2014 by Hancock Homes and then Meritage (Meritage took over in 2005). What does that mean for you as a buyer? Two things:
One, it's fully built out. No new construction left in the 55+ loop. Everything you can buy is a resale. You see the home, you tour the home, you buy the home. Done. No 18 month builder wait.
Two, the homes have aged in. Trees are mature, neighbors know each other, the social calendar is established. You're moving into a community, not a construction zone.
The age rule: at least one resident must be 55 or older. Other residents (spouses, family) can be younger as long as they meet the deed restrictions. Always read the actual CC&Rs before you write the offer. The fine print varies and you don't want to find out about a rule after you've signed.
The clubhouse: the real reason most people move here
Let's be honest. Are you really picking Sundance for the floor plans? Probably not. You're picking it for the clubhouse and the social life. So let's go straight there.
The Sundance Adult Village clubhouse is 15,000 square feet, and it's only for 55+ residents. The all ages side of Sundance does NOT have access. That matters more than people realize. In some master plans the 55+ amenities get watered down by shared access with everyone else's grandkids. Not here.
What's actually inside?
A working fitness center. Cardio, strength equipment, free weights. Not trying to be Equinox. Functional and well used, which is what you want.
A heated outdoor pool and spa. Resort style, open year round. Arizona retirement living orbits the pool, and Sundance's setup is solid.
Pickleball, tennis, bocce, AND racquetball courts. Yes, racquetball, which is genuinely rare in newer communities. If you've been priced out of clubs that have it, this is a quiet win.
Indoor everything. Billiards room, card rooms (poker, bridge, canasta), arts and crafts studio, library, ballroom for dances and shows.
A full time activities director. Here's a question worth asking: when's the last time you walked into a "55+ amenity center" and the place was actually busy? At Sundance, there are 20+ active clubs running on any given week (ballroom dancing, bunco, line dancing, men's golf, ladies shopping club, water volleyball, quilting, on and on). You don't have to build your own social life from scratch. That's the activities director earning her salary.
One thing to ask on tour: there's been ongoing internal discussion among residents about a possible clubhouse / fitness center expansion. Ask the seller and HOA where that stands. Could mean future dues increases. Could go nowhere. Either way, you want to know before you sign.

What kind of home will you actually find?
Single story ranch style. That's it. No stairs, no two story floor plans, which is genuinely the right call for this demographic. Your knees will thank you in 15 years.
Here's what to expect:
Sizes: Roughly 1,000 to 2,217 square feet. Most homes land between 1,400 and 1,800. Big enough to be comfortable, small enough to clean in an afternoon.
Layouts: The vast majority are 2 bed, 2 bath with a two car garage. Many include a den or office that doubles as a guest room. A smaller number are true 3 bedroom homes (these go fast, fyi).
Build quality: Meritage homes from this era are known for energy efficient construction. Many have spray foam insulation, dual pane windows, and Energy Star certified systems. A surprising number of resales also come with owned solar, which is real money off your APS bill.
Lot positioning matters more than buyers think. Homes back to one of three things: the golf course, common area greenbelt, or another house. Golf course lots cost $30,000 to $60,000 more than interior lots.
My honest take: unless you actually golf, don't pay for the golf lot. Take that $40K and put it toward a kitchen remodel or bank it. The view is nice. It's not $40K nice if you're not playing.
What does it actually cost in 2026?
As of early 2026, Sundance Adult Village resale homes are listing roughly $325,000 to $475,000. Most homes sit in the $350,000 to $425,000 zone. Furnished, turn key, golf course lot homes top the range. Interior lots that need updating sit at the bottom.

Sundance Adult Village is the affordability play for 55+ buyers in the West Valley. That's the truth. You're trading some of the polish of newer communities for a much lower entry price and lower ongoing costs. For a lot of buyers, that's exactly the right tradeoff.
What does the HOA actually cover?
The HOA is paid quarterly and managed by AAM (Associated Asset Management). Confirm the current dues during your tour since they adjust periodically. As a baseline, Buckeye 55+ communities run $150 to $300 per month equivalent.
What's included? Common area landscaping, clubhouse access and operations, pool and spa upkeep, the activities director and programming, and gate / community patrol services.
What's NOT included? This is where buyers get caught, so pay attention.
Golf is NOT in your HOA. The Sundance Golf Club is a separate, public 18 hole course. Right next door, your home is literally built around it, but golf isn't included. You pay green fees or buy a membership separately. I've had clients assume "I live around a golf course, so I play" and watch their faces when they find out otherwise. Don't be that buyer.
Utilities, trash, internet. Separate.
CFD tax. Buckeye assesses a Community Facilities District infrastructure fee on lots. You can pay it off at purchase or amortize it through your annual taxes. Make your lender factor it in early so it doesn't surprise you at closing.
Where are you actually located here?
Sundance Adult Village sits at Sundance Parkway and Watson Road. From your driveway:
About 1 mile to I-10. 5 to 10 minutes to the Verrado Marketplace, Costco at Buckeye Commons, and standard grocery and dining. 20 to 25 minutes to Goodyear's Palm Valley area (more dining, Banner Estrella Hospital). 30 minutes to downtown Phoenix without traffic. 40 minutes to Sky Harbor.
For a community priced this affordably, the location is honestly one of the best values in the West Valley. You're not 45 minutes from a grocery store. You're in a built up part of Buckeye with real infrastructure around you.
Sundance Adult Village vs the other West Valley 55+ communities
This is where most buyers want a straight answer and don't get one. Here it is.
Sundance Adult Village vs Sun City Festival. Festival is bigger, newer, with a much larger clubhouse and flashier amenities. It's also pricier and farther north, which puts you more isolated from daily errands. Want the big resort feel and have the budget? Festival. Want lower prices, smaller community feel, and a closer commute to anything? Sundance.
Sundance Adult Village vs Victory at Verrado. Different tier entirely. Victory is newer construction, custom feel, hill views, but starting at $500K+. Victory wins for bigger budgets and upscale preference. Sundance wins for active 55+ living without the upper tier price.
Sundance Adult Village vs Trilogy at Wickenburg Ranch. Trilogy is a destination resort community. Beautiful, but truly remote. An hour plus from any real city. Sundance is in town. That's the simplest way to put it.
Sundance Adult Village vs Robson Ranch. Robson is way out at the edge of Buckeye, similar price tier, similar amenities. The difference is location. Sundance is closer to civilization. Robson is for buyers who actively want quieter desert living.
