Why We Offer a 25% Spousal Discount for Couples Buying a Home

Buying a home with your person is one of the best feelings there is. Picking the neighborhood, arguing about kitchen islands, imagining the whole thing. But there is a part of the process nobody warns couples about, and it catches a lot of people off guard: when you apply for a mortgage together, your great credit score will not save you if your partner's needs work.

Let me explain, because once you understand this, our 25% spousal discount is going to make a lot of sense.


The rule that surprises almost every couple

Here is how it actually works. When two people apply for a joint mortgage, the lender pulls all three credit bureau scores for each of you, finds each person's middle score, and then qualifies the loan using the lower of those two middle scores. Not the average. Not the higher one. The lower one. 

So picture this. Your three scores are 760, 745, and 738, which is excellent. Your partner's are 660, 648, and 635. The lender looks at your middle score and your partner's middle score and uses the lower of the two to set your rate and your approval. Your beautiful 745 basically sits on the bench. Lenders treat a lower score as higher risk, which can mean higher interest rates, stricter requirements, or even a denial. 

That one detail changes everything about how a couple should prepare.

The mistake couples make

Because most couples do not know about the lower middle score rule, they do one of two things. They either assume the stronger credit partner can "carry" the application, or they decide to fix up just one person's credit (usually whoever is considered the main buyer) to save money.

Both of those are backwards when you are applying jointly. If the lender is going to lean on the lower score, then the lower score is exactly the one you cannot afford to ignore. Fixing only the strong partner is like tuning up the car that already runs fine while the other one sits in the driveway with a flat.

I will not promise you a specific score jump or a guaranteed approval, and you should be skeptical of anyone who does. Credit work takes time, and it works best when you start before you apply, not in the middle of escrow when the clock is already running. What the discount does is remove the "we can only afford to fix one of us" excuse, so you can both start now.
